Top 5 Mistakes List Builders Make
1) Not building to a niche
When you are building a list, the more general your list demographics, the more difficult it is to sell to the list (and isn’t that your purpose?). For example, if you build a list of animal lovers, that might include pet owners, environmental activists, nature walkers, and people who just enjoy watching animal movies. So when you try to mail this list what do you mail? Anything you mail will not be a strong fit for the entire list, only for one segment of the list. Correction to mistake: Tightly target your list or create multiple lists, one for each category of animal lovers.
2) Not creating a relationship with your list
It is easy when you first begin building a list to think more about building a list and driving traffic to the list than to be thinking about the people on the list. If you subscribe people to this list, but do not mail them after the confirmation email for two months, when you do mail them they do not know who you are and are likely to unsubscribe. Correction: immediately begin to build a relationship via email with your list, even if you only have 5 on your list.
3) Mailing your list rather than the people on the list
Think about when you receive an email. If the email reads, ‘Sean, I’d like to share something with you today’ are you more or less likely to read it than one that reads, ‘To all my newsletter subscribers, I’d like to share something with you‘? You must treat your list like it is a group of friends, not a list of email addresses.
4) Trying to sell all the time.
We all know you are in business. That is what your signature line is for. When you simply try to sell hard in every email, you will get unsubscribes, and the ones that don’t unsubscribe aren’t reading your emails anyhow. Correction: Give your subscribers useful information in your emails. You can occasionally send a recommendation to a product you personally use or know will be useful to your readers, but do it sparingly.
5) Not communicating with your list. Find out what they want to hear about. Ask questions. Send your list a survey. Ask them what are their top five questions for the niche they are in. Then when they answer the survey, be sure to answer all the questions in the next few emails.

How to Sell High Priced Products
Let’s do this. I really want to come up with a real world example. Let’s write down in a column $50, write down $100, write down $500, and then write down $5,000.
Let’s talk about a $50 product and let’s talk about some average conversion rates. Does anybody on this phone call sell a product that ranges somewhere between $30 and shy of $100? Say between $30 and $70 and then maybe give me kind of a rough conversion rate. It doesn’t have to be exact, but kind of an average conversion rate. When somebody sees that sales page, how many of them buy it?
What we find is that with $50 products that a decent sales page, and I’m not talking about the greatest sales page on earth, and I’m also not talking about one-time launches. I’ve had $100 products that sell. In fact I did a $300 product launch a couple of months ago and I had like a 10% conversion rate on it, but it was a launch. It was a one-time event.
If I mailed that on a regular basis it would probably a ½% or something like that, but we’re talking about a launch. We’re going to look at some long-term conversion rates. I’m not looking at special circumstance conversion rates.
Generally long-term conversion rates for a $50 product will be somewhere between say 1-3%. Let’s do this. I really do want to make this phone call interactive, although I’m doing a ton of teaching here. Let’s just have some agreement or disagreement with that as being a reasonable average range for a $50 product.
Does 1-3% sound fair?
Caller: Sure.
Sean: Now what would we expect for an average conversion rate online for say a $100 product? Would it be in about the same range, 1-3% or maybe 1-2-1/2%?
Now if we have a $500 product online and we have a relationship - I’m going to move away for just a split second on this and talk about relationships. I’ll probably talk about this some more later.
A $50 or $100 product can be easily sold using hype. It can be sold using scarcity. It can be sold as you absolutely need this right now, what do you have to lose, it’s only $50. You can use those strong-arm tactics with a $50 or $100 product and people will buy them if they need the stuff. The relationship is not important.
But when you move into a $500 product, and even more importantly when you move up to a $5,000 or $10,000 product or more, then they have to trust you. There has to be a trust level. They have to know that 1) you’re able to deliver, and 2) that they personally trust you. They can personally interact. They like the way that you respond.
What happens is between $100 and a $500 product is there has to be a relationship-building process. I’m actually going to describe that relationship-building process later on in this phone call and how you can build that.
As we move from this $100 product that ranges from 1-3% conversion rate, I’m now going to assume that we’re not using a whole lot of hype to sell this $500 product, but instead we’re building a relationship with people.
What kind of conversion rate could we expect on a $500 product?
Caller: ½%?
Sean: Yes, I was just writing 1/2% down. Any other guesses there on a $500 product?
Ok, we could obviously go as low as we want. If you’re not building a relationship then the conversion rate could be 0, but generally what we see is somewhere between 0.3% and maybe 1% on a long-term basis.
Again, that’s just a regular average list of yours. If you launched a $500 product to a set of customers that have bought $500 products from you before and then you pre-qualify people by having them jump onto another list that they want to get first dibs at this product, you could have a 30% conversion rate on a $500 product.
So really I’m looking at long-term numbers here. I want to have real fair numbers. So somewhere between .3% and 1% is fair.

How To Get Articles Written For You Dirt Cheap
One thing that-you know, I would like to do more articles, for sure, because the articles definitely worked for me, but what I sort of found is I haven’t been able to make any good contacts with people in the $5 price range that would write a good article for me.
Sean: Well, how many people have you hired to write articles for you at any price?
Caller 5: Probably about ten.
Sean: Alright and how much are you paying on average for those articles?
Caller 5: Right now I’m paying $20.
Sean: Okay. Here’s the deal; when I went through that process myself, I went through about 60 authors before I found one that does my current writing for me.
Caller 5: Right.
Sean: So, the first thing I’ll say to you is that it’s not necessarily a quick and easy process. There really is a volume end to it, and really, the people that I have writing for me now, when they first started they weren’t very good articles. Over time I continued to work with them; I’ve been willing to go through an awful lot of bad articles to get to the point; really nurturing them and helping them.
Caller 5: Do you have the bad articles out there?
Sean: Yeah, I do. They’re lead generators; I do have bad articles out there. I use them; they’re lead generators for me. You know, it doesn’t matter to me. Obviously, I’d love it if everything out there was perfect but it’s a lead generator to me. Every article out there brings people to me. There’s not a clear cut answer on that; you know it’s a volume thing.
Caller 5: Yeah, okay.
Sean: It’s definitely a volume thing. Let me go ahead and give you a few websites; I don’t know if you’re familiar with them but: freelance.com, ifreelance.com, getafreelancer.com. Those are some websites that you can go to. It takes some time to really-
Caller 5: You must really stick with them and try them, eh?
Sean: Yeah, keep sticking with it. What I would do is, if you’re only willing to pay $5 an article then only take contracts with people that are willing to do it for $5. Normally, what you need are overseas people to write them for $5. For $10 to $20 you can usually get somebody who has English as their first language. For $5 or $7 you’re usually looking at English as a second language. You’re going to have to work with them. So you have to make a choice; you know, are you going to pay $10 to $20 and have English first language or are you going to do $5 to $7 and then you’re going to have to work on them some. That’s a choice you have to make. With 600 articles a month that we publish, we definitely go with the lower priced route. Thankfully, over time we’ve improved those articles.

How Badly Do You Want to Succeed
When I first discovered the awesome power of article marketing I made a promise that I would do everything needed to succeed in this business. If all it took to generate traffic was to write and submit articles then I was going to achieve my goal without fail.
I had no idea how many articles I would need to submit to achieve the type of success I was looking for. Nevertheless, I began writing articles.
I started with 5 articles per week. Then I cranked that up to 5 articles per day. Then ten articles per day and on occasion I will write 20 articles per day.
I have written more but I have to be in the right frame of mind and anyway now, once I have written 20 articles, I tend to focus on other things such as product creation.
There are some projects in life that take effort to get the desired results and writing articles is one of them. You have to keep writing, and writing until you get to the pinnacle. You have to write enough articles to bring in the type of traffic that transforms your business and your life.
And that is exactly what I did. Then there is a point at which things become easier. The traffic is easier to attract, the reputation permeates the internet and all of a sudden things are a lot easier.
Now looking back I know that had I stuck to writing say 5 articles per week, I would not have achieved the type of success I am experiencing now. Don’t get me wrong, I have not arrived, there are a few more products inside of me yet and in order to promote those products I must continue to write articles but at least I know now that I don’t have to work so hard.
And I will continue to write articles until I achieve my ultimate goal - a goal which changes every few months. Can you imagine that you start off your business with a small goal and then within a short period of time you keep moving the goal post because you have surpassed the original goal?
Article writing does that for you but you must put in the initial effort. Every three or four months I move the goal post because I love pushing the envelope and you can experience the same euphoria as I do. Even if you are just starting out, even if you are a beginner - if all you can manage at the moment is one article per day then make a commitment to continue to write and write until you learn how to write 2 articles per day, then four articles per day and then ten articles per hour. It is possible because I do it. But I was not born with this ability, I had to learn and push and push myself and now it’s second nature.
